About

An independent consultancy,
on purpose.

Threshold Intelligence produces property intelligence reports for buyers, and, white-labelled, for the estate agents who work with them. We're not an agency, a developer, or a lender. We built the business that way on purpose.

Why we exist

The information gap sits
with the buyer, not the agent.

Estate agents sit at the centre of the transaction, but they represent the seller. Buyers are left to research schools, safety, planning risk and transport on their own, incompletely, and often too late for it to change their decision.

Threshold Intelligence exists to close that gap directly, with the same rigour a structural survey applies, aimed at the question a survey was never built to answer: what living here will actually be like.

No agent. No agenda.

We hold no listing and take no commission on your decision. If a street doesn't score well, the report says so.

That holds whoever commissions the work. Agents and buyers both pay a flat fee, never a share of the sale, and the same method produces the same score whichever brand is on the cover.
