Terms of Service

These Terms of Service govern your use of the Threshold Intelligence website at thresholdintelligence.org and any services you purchase from us. Please read them carefully before placing an order or entering into a client services agreement.

By using our website or purchasing a report, you agree to these terms. If you do not agree, please do not use our services.

Threshold Intelligence operates as a property intelligence consultancy based in England. Our contact details are set out at the end of this document.

1. Our services

We provide two categories of intelligence report:

All reports are compiled using publicly available data from named sources including Ofsted, the Environment Agency, data.police.uk, local planning authority portals, and rail operator timetable data. A full source list is included within each report.

2. Orders and payment

For Buyer Intelligence Reports, your order is confirmed on receipt of full payment. Production begins only after payment has cleared. We do not begin work on the basis of an order submission alone.

For Property Intelligence Reports commissioned by estate agents, the terms set out in the Client Services Agreement signed between the agent and Threshold Intelligence govern the commercial relationship, including pricing, invoicing, and payment terms.

Prices are stated in pounds sterling (GBP) and are inclusive of any applicable taxes unless stated otherwise.

3. Delivery

We aim to deliver all reports within 24 hours of instruction (for agents) or confirmed payment (for buyers). The 24-hour target is a service commitment, not a contractual guarantee. We will notify you promptly if delivery is delayed for any reason beyond our control.

Reports are delivered by email as PDF documents to the address provided at the time of order.

4. Nature of the reports

Our reports are compiled from publicly available information and are intended to provide structured area intelligence to assist in residential property decision-making. They do not constitute:

Buyers are advised to instruct a qualified solicitor and commission appropriate surveys before exchange of contracts. Our reports are a complement to, not a substitute for, professional due diligence.

The Threshold Area Score is a proprietary composite indicator produced by our methodology. It does not constitute a valuation, survey, or formal assessment of any kind.

5. Accuracy and liability

We take care to ensure that all data in our reports is accurate at the time of production. However, public data sources change, and we cannot guarantee that all information will remain current after the date of delivery.

To the fullest extent permitted by law, Threshold Intelligence accepts no liability for:

Our total liability to you in respect of any claim arising from a report shall not exceed the amount paid by you for that report.

Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded.

6. Intellectual property

All reports produced by Threshold Intelligence remain the intellectual property of Threshold Intelligence. We grant you a limited, non-exclusive licence to use the report for your personal or business purposes as applicable.

For estate agents: the white-label report is licensed for use in connection with the property for which it was commissioned. It may not be resold, redistributed, or used in connection with other properties without our written consent.

For buyers: the report is for your personal use in connection with the property decision for which it was commissioned. It may not be resold or distributed commercially.

The Threshold Area Score, Buyer Match Score methodology, and all associated scoring frameworks are proprietary to Threshold Intelligence and may not be replicated, reverse-engineered, or used without our written consent.

7. Cancellations and refunds

For Buyer Intelligence Reports, once production has begun (following confirmed payment), we are unable to offer a refund. If you wish to cancel before production begins, please contact us immediately at hello@thresholdintelligence.org and we will do our best to accommodate your request.

If a report is materially defective as a result of an error on our part, we will provide a corrected report at no additional cost. This is our sole remedy in respect of report quality.

For estate agents, cancellation terms are set out in the Client Services Agreement.

8. Confidentiality

We treat all client and order information in confidence. We do not disclose the identity of our clients, the properties for which reports have been commissioned, or any information provided to us in connection with an order, except where required by law or as set out in our Privacy Policy.

9. Website use

You may use our website for lawful purposes only. You must not use our website in any way that causes, or may cause, damage to the website or impairment of its availability or accessibility, or in any way that is unlawful, fraudulent, or harmful.

We reserve the right to amend or withdraw the website or any service without notice.

10. Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to these terms

We may update these terms from time to time. The date at the top of this page indicates when they were last revised. Continued use of our services after any change constitutes your acceptance of the updated terms.
