An ornate street lamp lit at dusk on a residential road
Methodology & independence

How a Threshold Intelligence
report actually gets made.

No boilerplate area guide, and no single AI prompt standing in for one. Every report follows the same verification standard, whether an agent commissioned it or you ordered it yourself.

Independence

We have nothing to sell you
except the truth about a street.

We're not an estate agent, a developer, or a mortgage broker. We hold no listing, earn no commission on your decision, and have no relationship with anyone on the other side of the sale.

That independence is the whole basis of the product. A report is only useful if it's willing to tell you something you don't want to hear.

The six dimensions

Every score is built from
the same six weighted parts.

Schools · 25%

Ofsted ratings, catchment realism against last-offered admission distances, and independent sector access.

Transport · 20%

Rail journey times and frequency verified from the operator's live timetable, road links, and airport access.

Safety · 20%

Crime data from data.police.uk, read against the residential character of the specific street, not just the postcode average.

Green Space · 15%

Named parks, walks and waterways within practical distance, including dog-friendly access where relevant.

Amenities · 15%

Grocery, dining, leisure and healthcare within walkable or short-drive distance, verified to street level.

Planning Risk · 5%

Live planning applications, flood zone designation, and Green Belt or AONB boundary status confirmed against the official map.

Verification, not assumption

The specific mistakes we
check for on every report.

Most of these checks exist because we got something wrong once, worked out why, and built a permanent safeguard against it happening again. A few of the standing checks:

01

School catchment

We confirm every school by postcode and county before we name it, so a school from the wrong county never ends up in a report.

02

Ofsted grade

Verified against the register by URN, with the inspection date and framework recorded. Never carried over from a listing.

03

Journey times

Taken from the operator's live timetable and stated as approximate. Never the best-case fastest service dressed up as typical.

04

Healthcare type

A 24 hour A&E and an Urgent Treatment Centre are two different things, and we check which one is which.

The calibration discount

Why the final number is
always slightly lower than
the raw total.

Public data ages unevenly. A crime figure might be a year old. A school grade might be from an inspection two years back. Once the six dimensions are weighted and added up, we take 2 to 3 points off before showing you the final score, and we say so in the report rather than folding it quietly into the headline number.

It isn't a rounding convention. It's a deliberate reminder that the Area Score is a calibrated judgement, not a measurement to the decimal point.

Verdict bands

What the number means
in plain English.

ScoreVerdictWhat it means
81–100Premium AreaExceptional across multiple dimensions.
61–80Strong AreaPerforms well, with only minor weaknesses.
41–60Good Area with CaveatsNotable strengths alongside material weaknesses in one or more dimensions.
21–40Mixed AreaRequires careful qualification against what matters most to you.
0–20Challenging AreaMajor weaknesses across multiple dimensions.
What a report is not

A Buyer Intelligence Report isn't a legal search, a structural survey, a formal environmental assessment, or a valuation. Think of it as a companion to your professional due diligence, not a replacement for it. You should still instruct a qualified solicitor and commission the right surveys before you exchange.
